Plumbing is good, we have worked on that. <br /><br />Bunkhouse has its own bathroom that's why there are two septics.<br /><br />Main septic was pumped 18 months ago.<br /><br />Nearly all realestate is overpriced around here and these old houses are hard to come by. The ceilings are 7 1/2 ft. Looks like they started out 8ft when they first built. Renovating is often more expensive than building from scratch. We redid our kitchen "on a tight budget" a few years ago and it still turned out to be about $25,000. Bathrooms can also be expensive. What do the floors look like? Does it have a basement or crawl space and what does it look like? What's the zoning? Can a home based business be located here? How many gallons a minute do the wells pump? Why two septic systems, how old, how large? Any restrictions on the historical designation? How long has it been on the market? Is it owner occupied now?<br />The price seems a bit steep but you can always negotiate. Low ball them and then work up. Then if you feel good then ask lots of questions and get a good inspection too! Then take a piece of paper dividing it in the middle writing down the pro's and con's of this house and the cost of the move. If all matches put in a offer much less than $229,00 which is now the asking price and submit $219,000 or $209,000 Then give it to God... wait and see what happens! The house/land/outbuildings... probably not overpriced... if it has an Ag-exempt on less than 10-acres (which is what the listing says), the exemption is probably due to the pecan trees... (fruit bearing trees including pecans on 5-10 acres can be Ag Exempt in TX)... so you'd want to look into that issue... there's a signifigent difference in how much tax you pay ($100's of dollars difference annually).
